☐ Schedule showing appointments and communicate with the seller's agent on your behalf
☐ Provide sources of information on towns and properties that interest you
Making an Offer & Getting the Best Terms
☐ Discuss and prepare a purchase offer on the property of your choice
☐ Review information on sales of comparable homes to help you decide on the price and financing terms that you want to offer
☐ Provide you with advice and information on other terms for you to consider, such as possession date and personal property to include
☐ Review with you the seller’s written disclosure statement, and other documents pertaining to the condition and status of the property
☐ Recommend that you obtain professional home, termite or other inspections
☐ Where appropriate, recommend that the purchase be contingent on a professional appraisal of value
☐ Explain to you the option of a home warranty, which can reduce your liability
☐ Present the offer to the property's listing agent and negotiate for the best price and terms based on your instructions and goals
Getting from Contract to Closing
☐ Help you find an excellent closing attorney
☐ Attend inspections and review the inspection reports with you
☐ Negotiate inspection issues and request the seller make any needed repairs
☐ Work to protect your interests during the completion of the transaction
☐ Work with the seller’s agent, lender and others to ensure all deadlines of purchase agreement are met
☐ Keep you informed of the progress of the transaction
☐ Accompany you on the final walk-through of the property before closing and negotiate any issues that arise
☐ Attend the closing with you
☐ Follow up on any remaining details after the closing and provide any additional information needed.
